Short-Term Rental in Cyprus? Get legally compliant before 20 May 2026 changes everything.

The Mini-Audit Quick Check shows you in 15 minutes — with a clear traffic light system (green/yellow/red) — exactly where you stand on State Registry, VAT threshold and the 5% primary residence risk.

Trusted by hosts, co-hosts and agencies across Southern Cyprus

Why this matters right now

From 20 May 2026, EU Regulation 2024/1028 requires Airbnb and Booking.com to submit monthly data reports on every active listing directly to the Cyprus authorities. Hosts without a valid registration number won't be searched for — they'll be flagged automatically. Most hosts don't know where they stand.

Registry uncertainty

You're unsure whether your property is correctly registered in the Tourism Portal — or whether the Special Operating Label is still valid.

VAT threshold confusion

You don't know exactly when VAT registration becomes mandatory, or whether 9% or 19% applies to your rental situation.

The 5% primary residence trap

You bought your property at 5% VAT and rent it short-term — without knowing whether that puts your tax benefit at risk of repayment.

EU data regulation from 20 May 2026

From 20 May 2026, platforms like Airbnb must report all host data to tax authorities under EU Regulation 2024/1028. Unregistered hosts are fully exposed.

From 20 May 2026 non-compliance isn't a grey area anymore.

Platform data — including your Airbnb and Booking income — will be automatically shared with the Cyprus authorities. Fines of up to EUR 5,000 per violation, up to 1 year imprisonment and up to EUR 200/day for continued non-compliance are the legal consequence. The deadline is real. The question is only whether you're ready.

Built by someone who works with Cyprus STR hosts every day.

I'm Thomas Manzig, specialised in STR revenue management and compliance consulting in Southern Cyprus, based in Larnaca. I work daily with hosts, co-hosts and small agencies — and I built this system because the same questions kept coming up, with no clear, practical answers available anywhere. This is not generic Airbnb advice. It's a structured framework based on official sources: the Deputy Ministry of Tourism, the Cyprus Tax Department and EU Regulation 2024/1028.

Ready to know exactly where you stand?

Every night you rent without clarity is a small gamble. The Quick Check takes 15 minutes and EUR 19. That's your starting point.

Frequently asked questions

Everything you need to know before you get started.

Do I really need to register my short-term rental?

Yes. Any property listed on Airbnb, Booking.com or similar platforms in Cyprus must be registered with the Deputy Ministry of Tourism. Operating without a valid Special Operating Label carries fines of up to EUR 5,000 — and listing without your registration number is already a violation.

When do I need to register for VAT?

Once your gross annual rental income exceeds EUR 15,600, VAT registration becomes mandatory. The rate is either 9% or 19% depending on your setup. The system includes a VAT decision guide that walks you through exactly which rate applies to your situation.

I bought my property at 5% VAT. Am I at risk?

Possibly. If you're short-term renting a property purchased as a primary residence at 5%, this can trigger a repayment of up to 14% difference. The Quick Check includes a dedicated 5% risk assessment — green, yellow or red — so you know exactly where you stand.

Do I still need a lawyer or accountant?

This system is not a substitute for individual legal or tax advice — it gives you the structured framework so that when you do speak to a professional, you arrive prepared. Many questions this system answers clearly don't require a billable hour.
